Degree of Completion

Over the years, this level of completion has been adapted to market requirements. It is designed so that the client receives an externally finished and weather-protected building, constructed by professionals specializing in timber structures. Other works can be performed in cooperation with local contractors during or after the main construction phase.

Due to the company’s tradition, the term high rohbau has become well established and widely accepted.

HIGH DEGREE OF COMPLETION includes:

• External Walls - fabrication and installation of exterior walls in the selected construction system. Standard wall height: 2.75 m (higher walls are available upon request). Clear height (floor to ceiling): 2.56 m, depending on the floor structure. Electrical conduits and junction boxes for electrical installations are pre-installed in the walls.
• Fabrication and installation of interior partition walls, thickness 15-17 cm.
• Ceiling Structure
  • Pitched Roof: Mineral wool insulation (Standard: 20 cm, Euro: 24 cm), vapor barrier, battens, and 1.25 cm fire-resistant gypsum plasterboards.
  • Flat Roof: Timber beams (dimensions and spacing according to structural design), mineral wool infill (Standard: 20 cm, Euro: 22 cm) with vapor barrier, 1.8 cm OSB board on top, battens, and 1.25 cm fire-resistant gypsum plasterboards below.
• Intermediate Floor Structure (installed in multi-storey buildings as per design)
• Roof Structure - roof trusses, classic rafter system, or flat ceiling panels as required.
• Roof Covering
  • Pitched Roof: clay tiles with complete accessories.
  • Flat Roof: OSB board, expanded polystyrene (EPS) insulation, EPDM waterproofing membrane, dimpled drainage foil, and 16-32 mm stone aggregate.
• Thermal Façade System - façade EPS insulation, thickness 10 cm, with construction adhesive and silicone render, grain size 2 mm, in colors above HBW 25. Upon request, stone wool or wood fiber insulation can be provided (subject to price adjustment).
• Eaves Finishing - façade render or timber cladding.
• External Joinery: PVC profile windows and doors with tilt-turn and sliding openings, triple glazing, heat transfer coefficient Ug = 0.5 W/m²K (low-e + argon), standard color: white, without glazing bars (optional on fixed panels in flat-roof houses).
• Shutters: aluminum slats, manually operated (belt mechanism).
• Garage Door: sectional type, automatic operation.
• Window Sills: exterior - aluminum, interior - marble.
• Sheet Metal Work: galvanized and painted steel sheet.
• Waterproofing applied on terraces and balconies in attic or upper floors.
• Single flue chimney with one connection and cleaning door, with chimney cap, flue diameter Ø 200 mm, Schiedel UNI Plus system.
• Interior Staircase - constructed from three-layer timber panels, covered with gypsum-fiber boards, without final floor finish, with solid parapet wall.
• Folding Attic Ladder - wooden, with insulated hatch (for pitched-roof houses).
• Transport - delivery to construction sites up to 100 km from Zagreb included (additional charge applies for longer distances).

HIGH DEGREE OF COMPLETION does not include:

• Foundations
• External works: terrace/balcony floor finishes and railings
• Internal works: floor insulation, screeds, and final floor finishes (parquet, ceramic tiles, etc.), jointing and painting of walls and ceilings, installation works: plumbing, drainage, final electrical wiring (cables, switches, sockets), central heating, and sanitary fixtures with fittings
• Interior doors
• Main project documentation

PREPARATION FOR HOUSE ASSEMBLY

• Houses are assembled on a prepared reinforced concrete slab (foundation, basement, or ground floor), constructed according to the company’s project design.
• Before wall installation, a waterproofing membrane must be laid across the entire surface of the concrete slab.
• Crane access to the assembly location must be ensured prior to installation.
